R. Kenyatta Punter & Associates, Inc. manages the daily operations of its affiliate the Seventh Avenue Cluster, LLC which was awarded after a Request for Proposal (RFP) by the City of New York Department of Housing Preservation and Development’s (HPD) Neighborhood Entrepreneurship Program (NEP). As developer our company was responsible for the development and management of one-hundred residential and six commercial stores.The completion of the Seventh Avenue Cluster development project ended with the construction of 61 residential units including our new corporate headquarters located at 2005 Adam Clayton Powell Jr., Blvd., and 5 commercial stores. 2273 Realty LLC, another affiliated company acquired in October 2005 four multi-family apartment buildings and a vacant lot consisting of 41 residential and 6 commercial stores represented an ambitious work-outof a distressed portfolio formerly owned by the Black United fund of New York. In March 2005 our team a work-out scenario which was approved and sanctioned by the New York State Attorney General office (AG) and the state Supreme Court to save this project and avert foreclosure. Our firm worked not only with the AG’s office but also with HPD, Housing Development Corporation (HDC) and the Community Preservation Corporation who were the lenders to make this venture a success. Major renovations are underway and a new refinancing of the debt is scheduled to close in the first quarter of 2006. We think we have positioned these assets to be profitable and the economic forecast for this asset is promising. Outlined below is a list of our current management portfolio for your reference.
